What to do before closing on a property

Prior to closing on a new home in Pennsylvania, it's a good idea to have the property inspected by a professional. This provides an opportunity to spot any problems before a buyer becomes the official owner. While there may be a warranty on a new home, many items could be excluded from it. Therefore, it's important to make sure that those items are in good condition before closing.

It's also a good idea to learn more about any statutes of limitation that may exist on a home warranty or other guarantee. Knowing the statute of limitations can be important because a defect may not become apparent for many years.

During an inspection of the home, make sure that there is proper ventilation and insulation in all rooms of the house. If a kitchen cabinet doesn't open or close properly, it could mean that it was improperly installed. An uneven staircase or faucets that drip could also be signs of larger issues within the home. Finally, check to make sure that the foundation is free of large cracks and that the roof has all of its shingles. The yard should be graded so that water flows away from the foundation.

After a real estate closing is completed, a buyer may be responsible for any issues the home may have. While some items could be covered by a warranty, there is no guarantee that this is the case. An attorney can help an individual determine how to proceed if they discover an issue caused by a builder's negligence. In some cases, the builder may be required to provide financial relief to a homeowner or otherwise remedy the problem to the owner's satisfaction.
